This tenancy agreement is subject to the customary and statutory obligations and conditions applicable here, and in particular to the following obligations and conditions to be fulfilled by the tenant, on penalty of compensation and interest, and even the termination of this agreement, this being at the owner’s discretion, without the possibility of claiming a rent reduction.

a) The time of arrival is on Saturday afternoon from 16:00 hours. The time of departure is on Saturday morning before 10:00 hours.

b) It has been agreed that the following arrangement will apply in the event of cancellation by the tenant:

– Until 45 days before the date of arrival, the tenant will lose the down payment of EUR 100 and 10% of the rent;

– If the rent is less than EUR 250, the minimum penalty will be EUR 100;

– From 44 days before the date of arrival, the tenant will lose the down payment and 50% of the rent;

– From 14 days before the date of arrival, the tenant will lose the down payment and 80% of the rent;

– From 7 days before the date of arrival, the tenant will lose the full rent amount;

– It is advisable to take out cancellation insurance.

c) The tenant must use the accommodation with due care and keep the premises in a good state of maintenance and repair. All installations are delivered in proper working order.

Any complaints in this respect which are submitted more than 24 hours after occupation will not be accepted. Repairs relating to the period after this deadline will be carried out at the tenant’s expense. The tenant undertakes not to cause any nuisance to the neighbours and co-occupiers.

The premises are let inclusive of furniture, duvets, blankets, pillows, kitchen utensils and glassware, as listed in the inventory. Upon the tenant’s departure, the owner will have the right to claim payment of the total replacement value of items of furniture and materials that were broken, cracked or damaged, stolen or simply affected, as well as of any objects that wore out more quickly than is normal during a tenancy period. This also includes the cleaning of soiled blankets and compensation for any damage to beds or bedding, wallpaper, wall covering, floors, ceilings, windows, etc.

e) The tenant is requested to have third-party insurance against the above types of damage, which will provide cover in the event of damage. The tenant is obliged to report damage within 24 hours.

f) The deposit must be paid on arrival and will be refunded at the time of departure (except in the event of damage or theft).

g) During the tenancy period, the tenant will be unable to deny the owner access to the premises when the latter so requests.

The signature must be preceded by the following handwritten note in French: “Lu et approuvé”.
